The trailer for And Just Like That season 3 has finally dropped, and while we're all eager to see what's next for Carrie Bradshaw and crew, we can't help but fixate on her stunning new Gramercy Park residence. After bidding farewell to her iconic brownstone apartment last season, Carrie has officially upgraded to a Greek Revival townhouse that has us all experiencing real estate envy. Here’s everything we know about the upcoming season and Carrie’s luxurious new home.

What to Expect In And Just Like That Season 3

The third season of And Just Like That premieres on Max on May 29, 2025 with a weekly release schedule that will run through August 14. The trailer showcases Carrie (Sarah Jessica Parker) as she ventures into fiction writing while navigating her complicated relationship with Aidan Shaw (John Corbett).

The season picks up after that dramatic season 2 finale where Aidan asked Carrie to wait five years for him while he focused on raising his youngest son in Virginia. But the new trailer suggests their story is far from over.

We'll also see Miranda (Cynthia Nixon) starting a new job and possibly a new relationship, while Charlotte (Kristin Davis) balances her career at an art gallery with her children's evolving identities. Oh, there’s also a ton of rats.

The cast has undergone some changes, with Sara Ramírez and Karen Pittman departing, while newcomers Rosie O'Donnell, Patti LuPone, Mehcad Brooks, Jonathan Cake, and Logan Marshall-Green join the ensemble.

Carrie’s Real Estate Evolution

From her rent-controlled $700-a-month Upper East Side brownstone to her current Gramercy Park townhouse, Carrie Bradshaw's real estate journey has been as eventful as her love life. It began in the original Sex and the City with a brief appearance in an apartment above a store in the pilot episode, before quickly settling into what would become her iconic brownstone apartment by episode two.

The beloved brownstone’s fictional address is 245 East 73rd Street (though exterior shots were filmed at 66 Perry Street in the West Village), and became synonymous with Carrie’s character. When her building went co-op, Aidan bought the apartment for them as a couple, but after their breakup, Charlotte memorably offered Carrie her engagement ring to help buy the place back. This apartment remained Carrie’s constant through six seasons, two movies, and into And Just Like That.

During her marriage to Mr. Big, Carrie lived in their luxurious Fifth Avenue penthouse at 1010 Fifth Avenue. After Big’s death in season one of And Just Like That, she briefly purchased a modern downtown apartment with river views but quickly sold it when it didn’t feel right, retreating back to her emotional support brownstone.

At the end of And Just Like That season two, Carrie made the momentous decision to sell her beloved Upper East Side apartment and purchase a new home in Gramercy Park. This decision was largely influenced by her rekindled relationship with Aidan, who couldn't bring himself to enter her old apartment due to painful memories of their past breakups. The home was purchased to accommodate not just Carrie but potentially Aidan and his three sons—though their relationship status remains complicated.

Her new residence at 3 Gramercy Park West represents a significant upgrade (and a big investment). The Greek Revival townhouse, built in 1840, features distinctive red brick and cast iron lacework that makes it instantly recognizable. The exterior has already made appearances in new promotional materials, including the first official trailer that just launched today.

Gramercy Park is one of New York City's most exclusive neighborhoods, featuring a private park accessible only to residents with keys. So what would this townhouse have costed Carrie? According to real estate listings, the townhouse sold for $4.49 million in 2019, then for $5.7 million later that year, before changing hands again for $5 million in 2022. Zillow currently estimates its value at $4.29 million.

For the show, the property appears to have received some television magic. The front doors seem to have been upgraded from brown to white with more ornate details, and cascading purple flowers now adorn the windows. While the real building doesn't have a unit exactly matching Carrie's description (she mentions four bedrooms, while listings show three), it's clear that no expense was spared in creating the perfect nest for this new chapter.
